Management Transitions Made Simple

FirstService Residential employs a dedicated transitions team who have roots in property management operations. We’re not just facilitating communication; we’re analyzing information and looking at your property from both an operations and financial management perspective. This is a major differentiator for us, since most other management companies do not have a dedicated team and assign someone with mere administrative experience to handle transitions.

During the transition process, we fully integrate your building records into our “heart of the house” support departments and make recommendations where we believe improvements can be made. Our findings often include underperforming rates of return on investments, open action items from past board meetings, non-compliance with local laws, or inadequate insurance policy limits.

Board Member: How often will you meet with our board during the transition process?

Stephanie: We’re flexible to all preferences and modify our communications and reporting, as needed, for every client. Our internal departments meet weekly to discuss the transition. There are some boards that take a hands-on approach and request to join every meeting, which we absolutely welcome. Other boards prefer to have a report sent via email with status updates and milestones. At the end of the day, we want to make things as easy as possible for everyone involved.

Board Member: Our systems are different from what your company uses. Will that cause a problem?

Stephanie: One of the beauties of having such a diverse group of financial management professionals on our team is our collective experience working with every different property management software there is. That means we’re deeply familiar with how financial and operations reports are generated across multiple systems, and can easily facilitate data transfers across disparate systems.

Board Member: Are your property managers involved in the transition process?

Stephanie: Our transitions team does not work on an island. From the very beginning, we meet with the property managers to share each facet of the building’s current operations, cash management needs, upcoming capital improvement or construction projects, even shortfalls in communication from former management.

The proof is in our process.

As a board member, every decision you make, every policy you implement, must align with the vision you’ve set for your building. Our team-based approach helps your manager pay full attention to managing your property from the start. We never cut corners and always have your interests front of mind. In fact, the size of our portfolio illustrates the level of trust and capability we offer to board members just like you.
